Click-to-WhatsApp Ads for Property Agents
Property agents run click-to-WhatsApp ads for listings, launches and rental units. AeroChat answers the person who clicks straight away about that listing, qualifies them on budget, timing and financing, books a viewing in the agent’s calendar, and logs the lead in Follow Up Boss, HubSpot or Rex. The agent gets the lead with everything already asked. It all runs inside Meta’s free window.
What happens today
A listing ad brings in dozens of messages, many asking the same thing: is it still available, what is the price, can I view this weekend. The agent replies between viewings, hours later.
Serious buyers wait with time-wasters in the same queue. The leads that come in through WhatsApp rarely reach the CRM, so follow-up depends on the agent’s memory.
How it runs on WhatsApp
- Each listing ad opens WhatsApp with a prefilled message naming the listing, such as “Hi, I’m interested in the 3-bedroom at Riverside Residences” (example).
- AeroChat replies straight away with the price, size and key details of that listing. This reply opens the free window.
- It asks whether they want to buy or rent, their budget, when they want to move, and whether financing is arranged.
- It searches your CRM for the person by phone number, then creates or updates the lead with the listing and the ad as the source.
- It reads the agent’s free viewing slots and books the one they pick.
- It adds a note with the answers, so the agent knows who they are meeting.
- Offers, negotiation and anything about the paperwork go to the agent.
The recipe
Copy this into AeroChat
When someone messages us from a Facebook or Instagram listing ad, follow these steps.
- Read their first message to see which listing they clicked. “Riverside” means our 3-bedroom at Riverside Residences (example). If it is not clear, ask which listing they saw.
- Answer questions about the listing from our listing details: price, size, floor, facilities and availability.
- Ask whether they want to buy or rent, their budget, when they plan to move, and whether they have financing arranged.
- Search Follow Up Boss for the person with their phone number. If there is none, ask for their name and email and create the lead with the source “Click-to-WhatsApp ad, Riverside” (example).
- Offer three free viewing slots from the listing agent’s Google Calendar and book the one they pick.
- Add a note to the lead with their answers on budget, timing and financing.
- If they want to make an offer, negotiate the price or ask about contracts, hand the conversation to the listing agent.
Keep the first reply short and about the listing in the ad. Reply in the customer’s language.
Write one line per listing ad in the first step. For HubSpot or Rex, name that CRM instead and keep the steps.
Connect the systems behind it
- Follow Up Boss. AeroChat creates the lead with the listing and the ad as the source, and adds the qualifying answers.
- HubSpot. AeroChat creates the contact and a note, so HubSpot reports show which listing ads bring in buyers.
- Rex. AeroChat records the enquiry against the listing for agencies running Rex.
- Pipedrive. AeroChat creates the person and a deal for the listing, labelled with the ad.
- Google Calendar. Built in by connecting a Google account. AeroChat books viewings straight into the agent’s calendar.
Airwallex payment links are built in on Growth and up.
Using a different system? If it has a public API, it connects to AeroChat the same way: describe what you want, paste in its key, and it runs.

What it costs on WhatsApp
When someone messages you from a click-to-WhatsApp ad in the WhatsApp app on Android or iOS, and you reply within 24 hours, Meta opens a free window of up to 7 days. AeroChat replies within seconds, so the window opens on every ad chat from a phone. A listing enquiry from an ad takes a few messages: the listing details, the qualifying questions and the viewing slot. Within 7 days of your first reply, all of them are free, and so are the agent’s own follow-up messages in the same chat. Meta Business Agent messages are the only ones still charged in the window. After it closes, service replies are free up to 1,000 a month per business phone number and then charged per message, and templates are charged per message. Rates vary by country and are set in Meta’s rate cards. AeroChat passes Meta’s WhatsApp fees through at cost. The full window rules are on the click-to-WhatsApp ads page.
Also on Instagram, Messenger, TikTok and web chat
The same workflow runs on Instagram, Facebook Messenger, TikTok (direct messages and TikTok Shop buyer chat), Telegram, web chat and email, with the same connections. Ads that open an Instagram or Messenger chat follow their own reply windows: see click-to-Instagram ads and click-to-Messenger ads.

Questions
Can AeroChat qualify property leads from an ad?
Yes. It asks about buying or renting, budget, timing and financing, and records the answers on the lead before the agent calls.
Can it book viewings?
Yes. It reads the agent’s free slots and books the viewing the person picks, then confirms the address and time.
Are replies to click-to-WhatsApp ad chats free?
Yes, if you reply within 24 hours of the customer’s first message and they messaged from WhatsApp on Android or iOS. That reply opens a free window of up to 7 days, in which service replies and marketing, utility and authentication templates are free. Meta Business Agent messages are still charged.
