Connect Buildium to WhatsApp, Instagram, TikTok and AI Chat
Tenants, owners and applicants message you on WhatsApp, Instagram, Messenger, TikTok, Telegram, web chat or email, but your leases, balances and maintenance live in Buildium. AeroChat answers those conversations and works from Buildium as it goes: it looks up the tenant’s lease and balance, opens the maintenance request and records what the tenant said. It connects through Buildium’s public API. You describe the workflow in your own words, and AeroChat builds it.

How the connection works
AeroChat connects through Buildium’s public Open API. It reads rentals, units, leases, tenants, owners, outstanding balances, listings and tasks, and it can create resident requests and update tasks. Each workflow uses only what its recipe asks for.
To connect, an administrator switches on the Open API in your Buildium settings, creates an API key for AeroChat with the access the workflow needs, and copies its client ID and secret, as described in the Buildium Open API documentation. Paste them into the AeroChat dashboard when AeroChat asks. The Open API is available on Buildium plans that include it.
You describe the workflow in your own words. AeroChat builds it as a draft, works out which Buildium calls it needs, and asks you to connect. Keys and credentials are entered in the AeroChat dashboard and never pass through the conversation.

When a tenant asks what they owe, find their tenant record in Buildium by phone number or email. Look up the outstanding balance on their lease. Reply with the amount due, what it is for and the due date. If there is no match, ask for their unit address and the name on the lease and only continue if both match. If they say they have already paid, tell them our accounts team will check and hand the conversation over.

When a tenant reports a repair, find their lease in Buildium by phone number or email. Ask what is wrong, where in the unit, since when, and for a photo. Ask whether we may enter if they are not home. Create a resident request in Buildium for their unit with the description, the entry permission and the photo. Tell them the request is logged and our team will arrange a visit within two working days (example). If water, gas or electricity is involved, tell them to call our emergency line (example) and hand the conversation over.
